I-35 Community North of Austin

Listings in Jarrell, TX

Welcome to Jarrell, a Williamson County city on the I-35 corridor north of Austin, known for its Sonterra master-planned community and small-town Texas setting.

Jarrell is a city in Williamson County, Texas, on the Interstate 35 corridor about 30 miles north of Austin and south of Waco. Long a small rural community, Jarrell has been reshaped by the northward expansion of the Austin metropolitan area, with new master-planned residential development transforming its population and character in a relatively short span. The city's population has grown from roughly 1,750 at the 2020 census to about 6,800 in recent estimates, driven largely by the Sonterra community east of the highway. Jarrell's history includes a defining tragedy. On May 27, 1997, an F5 tornado — part of a larger Central Texas outbreak — struck a residential subdivision on the city's northwestern outskirts, killing 27 people and leveling much of the neighborhood. The event is remembered as one of the strongest and most destructive tornadoes ever recorded in Texas, and it remains part of the community's collective memory even as the city has rebuilt and grown. Today Jarrell functions primarily as a residential community for families and commuters drawn to the I-35 corridor. The Sonterra master-planned community anchors much of the new housing, offering contemporary homes, community amenities, and proximity to Jarrell ISD schools. Jarrell Independent School District serves the area across six campuses spanning about 84 square miles. The city retains a small-town core near its original townsite along the railroad, contrasting with the newer subdivisions that now dominate its housing stock. Recreation centers on nearby Lake Georgetown and the surrounding Hill Country, with parks offering camping, boating, fishing, and trails. For residents seeking a small-town setting with direct highway access to Austin and the Round Rock-Georgetown corridor, Jarrell offers a growing, family-oriented option at the northern edge of Williamson County.

City Guide

About Jarrell

Real Estate & Housing

Jarrell's housing market is defined by new construction. The Sonterra master-planned community east of Interstate 35 is the center of residential growth, with builders offering contemporary single-family homes, community pools, clubhouses, and trail systems. Developments within Sonterra, such as Eastwood and Cool Water, provide a range of floor plans and amenities. Alongside these newer subdivisions, Jarrell retains an older, small-town core near its original townsite. The result is a market heavily weighted toward newer homes serving families and first-time buyers, set against a backdrop of Hill Country farmland.

Neighborhoods

Sonterra dominates Jarrell's residential landscape, a master-planned community east of Interstate 35 reached via Sonterra Boulevard. It contains multiple builder communities with amenities such as swimming pools, clubhouses, and walking trails, and it sits minutes from Jarrell ISD campuses. The city's original townsite, near the railroad and the older commercial core, represents the pre-growth Jarrell. Between these, new subdivisions continue to fill in along the I-35 corridor. This mix of a historic small-town center and large-scale new development defines the city's neighborhood structure.

Lifestyle in Jarrell

Jarrell offers a small-town, family-oriented lifestyle within commuting distance of Austin. New residents are drawn by newer homes, community amenities, and the relative space of the I-35 corridor compared with closer-in suburbs. Daily life centers on schools, neighborhood parks, and the conveniences along the highway, with shopping and services available in nearby Georgetown and Round Rock. The community is young and family-focused, reflecting its residential growth. Its location puts the Hill Country and Lake Georgetown within easy reach for weekend recreation.

Schools & Education

Jarrell Independent School District serves the city and surrounding area, covering about 84 square miles with six campuses. The district operates Igo Elementary, Double Creek Elementary, and Jarrell Elementary for Pre-K through fifth grade, two middle schools — Jarrell Middle School and Jarrell Ranch Middle School — and Jarrell High School. The district has expanded alongside the city's growth, adding campuses to serve the new residential communities. Jarrell ISD is the central public-school option for the city and a focal point of community life.

Getting Around

Jarrell sits directly on the Interstate 35 corridor, about 30 miles north of Austin and south of Waco, making it a convenient base for commuters heading toward Georgetown, Round Rock, and Austin. The highway's frontage roads and local connectors serve the Sonterra community and the city's commercial areas. Within the city, travel is by car, and the surrounding rural roads connect to the Hill Country. Regional air travel is available through Austin-Bergstrom International Airport to the south and Waco's regional airport to the north.

Parks & Recreation

Recreation in Jarrell draws on its Hill Country surroundings. Lake Georgetown, a short drive southwest, offers fishing, boating, and hiking along scenic trails, with Jim Hogg Park providing camping, boat ramps, and swimming areas. The city's own parks and the amenities of the Sonterra community — pools, clubhouses, and trails — serve daily recreation. The broader Williamson County area adds additional parks, sports facilities, and open space. For residents, the appeal is a quieter outdoor lifestyle within reach of Austin's larger recreational and cultural offerings.
